There are significant complexities involved in managing a loan through a process of analysis to determine the net value from loan modification or short sale, then managing the physical real estate through eviction, rehab, listing, sale and closing.  The volume of data for each asset is significant, there are a large number of parties involved in the process and simultaneously keeping track of several hundred assets can be a daunting challenge.   

Channel Inc. provides servicers, asset managers and or investors who perform these management duties with a comprehensive tool kit.  Including;

• Analytics -  to determine “best path” based on the asset valuation, Income, expenses, hardship and local market conditions
• Valuation – engage realtors or appraisal companies to provide BPO or full appraisal services
• Eviction – engage specialized attorneys to assist with Trust Deed or Eviction services
• Property Rehabilitation –  issue bids for services, track work orders by trade,
• Listing – search for realtors with local market expertise, track their activities to sell the asset in real time
• Closing – bring escrow vendors online to manage the closing process

In addition, the Channel system includes a digital file cabinet for storage of all documents related to the asset, customizable workflow and tracking, and the ability to view/print a wide variety of reports on all properties under management.
